Pricing your home
If you price your home right at or just above market value, you have the best chance of selling your property for the highest price, with the least amount of trouble and in the shortest period of time. Buyers are comparison shoppers and they won't pay more for your house than they would pay for another similar one. An overpriced house will sit on the market longer and eventually sell for less.

When buyers call for information on a listing, they tend to ask:

Improving your home's marketability

1.  Keep your house as clean as possible. Remove clutter, especially from kitchen and bathroom counters. Cluttered closets make buyers aware of a lack of storage.
2.  Make your home as light and bright as possible, by turning on lights and opening the draperies. Replace any burned out bulbs.
3.  Keep a well manicured lawn and keep your shrubs properly trimmed.
4.  Make sure your home's exterior shows well by replacing any rotten wood and having a good paint job. Street appeal is very important in selling homes.
5.  Agents and clients wait at the front door before entering...make sure it looks good! First impressions are important.
6.  If at all possible, do not be there when the home is being shown.
7.  We love animals, but please be aware that pets and pet smells offend many buyers.
8. Don't miss a showing because your home is not perfect. It is better to let an agent show your home in its imperfect state than to insist that they make an appointment for another day or time. The agent may sell them a home that day, or be with another client.
